Perry is famous for its small-town feel, its historic downtown, its southern charm, and houses that have been standing since before your grandparents were born. When you pull into Perry, that's what people fall in love with — the elegance of the old architecture, the nostalgia of the streets around the square, the Oil Lamp on Courtney Hodges Boulevard where you stand in line with the county commissioners and the courthouse workers and load up a tray with roast beef and collard greens.

So the question is: do you want new construction, or do you want the real thing?

1. Tiffany South — Homes by Jeff, Kings Chapel Road

Tiffany South sits off Kings Chapel Road in Perry — right across from the Houston County Courthouse, which makes it easy to find and puts you squarely in the middle of things without feeling like you're in a suburban sprawl. The builder is Homes by Jeff, and if you know anything about Perry real estate you already know the name. Homes by Jeff builds all-brick on slab foundation — which is both the right call for Middle Georgia termite pressure and the reason the brick fireplace inside doesn't feel like a decorator's choice. It's authentic.

The neighborhood was built on what used to be a pecan orchard. Some of those old pecan trees are still producing. If you buy in Tiffany South, the pecans in the yard come with the house.

What you're looking at in Tiffany South:

  • Lot sizes: 0.3 to 0.4 acres

  • Square footage: 1,700 to 2,100 square feet

  • Bedrooms/baths: 3-4 bedrooms, 2 to 2.5 baths

  • Construction: All brick, slab foundation

  • Floor plan: Split — master on one side, secondary bedrooms on the other

  • Interior finishes: Granite countertops, ceramic tile in bathrooms, LVP or ceramic tile flooring, coffered ceilings, real brick fireplace

The coffered ceilings and real brick fireplace are details that typically show up in the $400,000+ range in Kathleen or Bonaire. In Tiffany South you're getting them at Perry prices. If you're comparing value per dollar against Bonaire new construction, this neighborhood deserves serious attention.


2. The Orchard — Oconee Trail Area

Cross Kings Chapel Road from Tiffany South and you're in The Orchard subdivision — also off Oconee Trail in the Perry area. The builder here used cement board siding with brick front faces on some models, which is a combination that says "we couldn't decide, so we used both." That's not a criticism — brick front faces dress up a cement board house considerably — but you should know what you're getting before you assume the whole exterior is masonry.

The Orchard has one thing Tiffany South doesn't: a retention pond. If you land one of the lots adjacent to it, you have a water feature view and a place to fish. Perry is small enough that "pond lot" actually means something here in terms of daily enjoyment.

What you're looking at in The Orchard:

  • Lot sizes: 0.3 to 0.4 acres

  • Square footage: 1,700 to 2,100 square feet

  • Models: One-story and two-story options

  • Bedrooms/baths: 3-4 bedrooms, 2 to 2.5 baths

  • Construction: Cement board with brick front faces on select models

  • Interior finishes: LVP on first floor, carpet on second floor in two-story models, granite countertops with island, oversized windows in living areas, office space in select floor plans, loft sitting area in two-story models

  • Price range: $280,000-$340,000

The loft in the two-story models is genuinely useful — a quiet room away from the main living area that works as a reading space, a homework zone, or a place to put the teenager when you need them to disappear for a while.


3. Highland Park — Bowen Homebuilders, Perry Parkway

Highland Park is built by Bowen Homebuilders right off Perry Parkway. Everything in Highland Park is all brick — no cement board, no lap joint siding, no brick face on a wood frame. Brick all the way around. On half-acre lots. That combination is increasingly hard to find at this price point in Middle Georgia, which is why Highland Park attracts the buyers who have done enough comparison shopping to know what they're looking at.

The mud room off the two-car garage is a detail that every Middle Georgia family should have and most don't. After a youth sports weekend — and there are a lot of those around Perry — having a dedicated space to dump cleats, bags, and muddy gear before it enters the main house is not a luxury, it's a quality of life feature.

What you're looking at in Highland Park:

  • Lot sizes: approximately 0.5 acres

  • Square footage: 1,800 to 2,200 square feet

  • Bedrooms/baths: 3-4 bedrooms, 2 to 2.5 baths

  • Construction: All brick

  • Floor plan: Split — master separated from secondary bedrooms

The bench seat in the ceramic tile shower is a recurring feature across several Perry neighborhoods right now. Builders are putting them in because buyers request them. Whether you need it depends on your age and your knees.


4. Langston Place — My Home Communities, Langston Road

Langston Place is built by My Home Communities off Langston Road near Ripley Waterway. The lots here run 1.8 to 2 acres — which means you have actual land. Real grass to mow. Room between you and your neighbor. A yard that functions as a yard and not just a decorative strip between the driveway and the fence.

The exterior is lap board and lap joint siding with stone veneer on some models — again, the builder apparently couldn't commit to one material. The result is actually attractive — the stone veneer breaks up the lap board and gives the front elevation some visual weight. Inside, the walk-in closets are large enough to use as a guest room in a pinch — which is a feature, not a joke, for families who have visiting relatives but no dedicated guest room.

What you're looking at in Langston Place:

  • Lot sizes: 1.8 to 2 acres

  • Square footage: 2,300 to 2,700 square feet (larger than most Perry new construction)

  • Bedrooms/baths: 3-4 bedrooms, 2 to 2.5 baths

  • Construction: Lap board and lap joint with stone veneer on select models

  • Interior finishes: LVP flooring, granite countertops, ceramic tile showers with bench seats, oversized walk-in closets

  • Price range: $300,000-$350,000

If you want more square footage and more land than Tiffany South or The Orchard, Langston Place is where you look. The price-per-square-foot is competitive and the lot size is genuinely generous for Middle Georgia new construction at this price point.


5. Sugar Creek — Calmar Homes, Langston Road

Sugar Creek is also off Langston Road — built by Calmar Homes on 2-acre lots. When I visited, I thought the neighborhood was nearly done. I walked around back and there was an entire new section under construction with a four-car garage model I hadn't seen. Calmar is still building out. If you want a new home in Sugar Creek, there's still inventory coming and potentially some negotiating room on lots and upgrades as the builder fills out the final phases.

The epoxy garage floor is a small thing that matters. Middle Georgia summer heat and humidity do interesting things to unfinished concrete. An epoxied floor stays cleaner, resists staining from oil and chemicals, and doesn't turn into a dust issue. It's a builder detail that says someone paid attention.

The real fireplace is worth noting — a lot of builders in this price range install gas inserts or electric fireplaces. Sugar Creek has wood-burning fireplaces in some models. If you want an actual fire in winter, verify the specific model before you contract.

What you're looking at in Sugar Creek:

  • Lot sizes: 2 acres

  • Square footage: 1,700 to 2,000 square feet

  • Bedrooms/baths: 3-4 bedrooms, 2 to 2.5 baths
