Most of what goes wrong on a PCS move could have been prevented at the kitchen table two weeks before pack-out day. Here's what I watched happen — over and over — from the inside.
Know Your Weight Allowance Before the Movers Show Up
E-1 through E-4: ~5,000 lbs · E-5: ~8,000 lbs · E-6: ~9,000 lbs · E-7: ~13,000 lbs · E-8/E-9: 18,000 lbs max.
True story: had an E-7 come in from Alaska with two four-wheelers, a 12-foot john boat, a 400-lb gun safe, and a shop full of tools. His shipment hit 23,000 lbs. He was an E-7. Do the math — and then look around your garage before the survey.
The Pre-Move Survey Is Your Early Warning System
The moving company does a survey before pack-out — in person or FaceTime. Most members treat it as a formality. It's not. Ask the surveyor what they estimate your total weight at. Point out every heavy item — safe, gym equipment, power tools, piano, riding mower. If their number is close to your limit, decisions need to be made before pack-out day, not during it.
Pro-Gear Doesn't Count Against Your Weight — But Nobody Told You
Professional Books, Papers & Equipment (PBP&E) is exempt from your weight allowance if declared correctly at pack-out. Chemical suits, reference books, laptops, medical equipment, field gear — just point them out and the movers annotate them separately.
What doesn't count: military coins, trophies, dress uniforms, the plaque your staff gave you when you made Chief. And retirees/separatees have zero pro-gear entitlement — all of it's supposed to be turned in.
Split Your Shipment and Put Money in Your Pocket
Let the movers take the big stuff as HHG. Take the easy items yourself as a PPM (Personally Procured Move). Reimbursement runs roughly $1.00–$1.25 per pound. Take 700 lbs of clothes and household items in your vehicle — that's around $700 back in your pocket. Submit the PPM request in MilMove regardless of whether you end up using it. If you don't use it, no harm done. But it locks in your estimate.
Supervise Pack-Out Day — The Whole Thing
Members who supervised their pack-out consistently had fewer damage claims than members who left the movers to work alone. Watch for oversized, underfilled boxes — movers are paid by weight and cubic footage. Full boxes protect your goods AND keep the government from being overcharged. If they pack something carelessly in front of you — say something before the truck leaves.
Keep Your Crate
If an item was crated before, the government will not pay to re-crate it. Keep the original crate. Especially for taxidermy mounts, large artwork, and fragile items.
True story: had a Master Sergeant with a 27-inch Snook fish mounted on the wall. No crate. The government wasn't paying for a new one. He had to figure it out.
Firearms Can Ship in HHG — Most People Don't Know That
As long as the destination allows it, you can ship firearms in your HHG. Double-boxed, chain of custody form, properly documented. Most members are surprised how secure the process actually is.
The 90-Day Storage Clock Starts Whether You Know It Or Not
Call the destination mover the moment you arrive at Robins. Don't wait for them to call you. If they don't hear from you, the driver may take your shipment directly to the warehouse — and your 90-day free storage clock starts ticking. You can request a 90-day extension if you're still closing on a home, but you need a qualifying reason: active purchase contract, new construction not finished, documented delay.
Filing a Damage Claim — File Fast, Hit Both Sides
You have 180 days — but the mover's liability decreases on a sliding scale the longer you wait. File within 30 days. Contact the moving company directly AND file through the government claims process at the same time. Members who did both simultaneously got better outcomes than members who waited to see what the mover did first.

The HomeSafe Collapse — What Happened and Where We Are Now
In 2025, HomeSafe Alliance's Global Household Goods Contract collapsed. Shipments were sitting in parking lots with no paperwork. Families were calling coordinators and getting no answer. The Army pulled out first in February 2025. TRANSCOM officially transferred all stuck shipments back to the old DPS system in July 2025.
The system is recovering — moves are being awarded back to established movers through TRANSCOM directly. CONUS moves still go through MilMove. OCONUS through DPS. If you have a move coming up, call the Robins AFB TMO at (478) 222-0119. Don't rely on a coordinator you've never met.

Because BAH is non-taxable income, VA lenders can apply a 1.25x multiplier to your BAH when calculating residual income. An E-6 with dependents has $1,878 BAH — but a VA lender may credit up to $2,347/month toward your qualification. That changes your price range before you even start looking.
If your BAH is $1,800 and you find a house renting for exactly $1,800 — you've already spent 100% of your allowance before utilities. Georgia summer power bills run $180–$220/month. Budget your rent or mortgage at $1,500–$1,550 if your BAH is $1,800. The gap covers utilities and you break even.

Kathleen
Mix of established neighborhoods and newer builds. Strong community feel. Good balance between proximity to base and a bit more breathing room.
Perry
About 15 minutes south. Quieter, more rural character, slightly lower price points. Longer commute but genuinely nice community.
Byron
Northwest of base, I-75 access. Growing. More commutable than people realize once you know the route.
Hawkinsville
Further out (~45 min), but if you need more land for less money and don't mind the drive — it's a genuine option worth knowing about.

PCSing Out of Robins? Here's How to Decide Whether to Sell or Rent Your House
This is the question I get most from outbound military members. Here's the honest framework — not the answer designed to get me a listing.
SELL
Best if: you need the equity for your next purchase, you don't want to be a landlord from 2,000 miles away, or the market timing is right. Warner Robins homes currently close in 30–45 days. Average Warner Robins home: $233,000–$276,000 depending on location and size.
RENT IT OUT
Best if: your mortgage payment is under $1,500/month (rental demand from military families is strongest in this range), you have a reliable property manager, and you're building a portfolio.
Warning: the wrong property manager will cost you more than the rental income covers. I've bought houses from members who came back to trashed properties after trusting the wrong manager.
KEEP AND REFINANCE

Your spouse keeps the full BAH rate as long as they remain at the duty station. If the family moves during deployment, BAH adjusts to that location's rate. Confirm specifics with your finance office before deploying.
Will my BAH rate drop if DoD lowers rates next year?
No — BAH rate protection means your rate never decreases as long as you stay continuously eligible at the same dependency status. If rates go up, you get the increase. If they drop, you keep your higher rate.
Can I ship firearms in my HHG?
Yes — as long as the destination state allows it. Double-boxed, chain of custody form, documented serial numbers. The process is more secure than most people expect. Most members are surprised it's even an option.
Should I let the movers unpack at delivery?
Personal preference — but here's the TMO perspective. If you let them unpack, they're responsible for the condition of items as they're revealed. If you unpack yourself, the liability question gets murkier. Either way: unpack and inspect everything within the first week. Your damage claim window starts at delivery, you now have 12 months to file under PPA rules, but mover liability still decreases the longer you wait.
What's the best price range to buy near Robins AFB?
Under $280,000. In this range, mortgage payments at current VA rates stay at or below BAH for E-5 and above with dependents. It's also the sweet spot for rental demand from incoming military families if you decide to keep the house as a rental when you PCS.
Can I use my VA loan here and still have entitlement left to buy at my next duty station?

A VA loan assumption lets a buyer take over your existing VA loan at your current interest rate instead of getting a new one. If you bought at 4–5% and rates are still at 6%+ when you sell, your assumable loan is a major selling advantage. Your VA entitlement is fully released once a VA-eligible buyer assumes the loan.
I closed the only VA loan assumption in my brokerage office — buyers from Colorado assumed a Warner Robins seller's 4.5% rate while market rates were over 6%. It made the house sellable on the seller's timeline and terms.
