Looking for the Robins AFB TMO? Most real estate agents don't know the difference between a PPM (DITY move) and Non-Temp Storage (NTS). As a former TMO QA Inspector, I do.

Before the government contract movers arrive at your door, you need a plan.
The 1,000lb Rule: We estimate roughly 1,000 lbs per fully furnished room. Knowing your weight allowance based on rank is critical to avoiding overage charges.
The "Two-Day" Rule: Never schedule your HHG, Unaccompanied Baggage (UB), and NTS pickups on the same day. Space them at least 48 hours apart to avoid crew conflicts and cancellations.
Pro-Gear Separation: Ensure your professional gear (medical books, flight suits, field gear) is documented separately so it doesn't count against your total weight entitlement.

How do I buy a home near Robins AFB with my VA loan and BAH?
Your Base Allowance for Housing (BAH) is a powerful tool for building wealth. In Warner Robins, your BAH can often cover a mortgage on a 3 or 4-bedroom home, allowing you to build equity rather than just paying rent.
VA Loan "Income Hacks"
Non-Taxable Advantage: Because BAH is non-taxable, it is "grossed up" by lenders, giving you more "Residual Income" and higher qualifying power for a VA loan.

Since 2024, VA lets you pay your own buyer’s agent, and the 2025 VA Home Loan Program Reform Act made it permanent. The fee can’t be rolled into the loan, but the seller can pay it, and that doesn’t count against VA’s 4% limit on seller concessions.

Which neighborhoods have the easiest commute to Robins AFB?
When relocating to Middle Georgia, your commute determines where you live.
The Landings / Statham’s Landing: The gold standard for a 5-minute commute to (Russell Pkwy).
Bonaire & Kathleen: Home to newer construction like Planter's Ridge and The Woodlands, located near top-rated schools like Matt Arthur Primary.
The Investor’s Choice (Charles Town): Located off Hwy 247. Ten minutes from Robins and great for rental investing.
Can I take over a seller's VA loan near Robins AFB?
Often, yes. The lender has to approve you, and you pay the seller the difference between the price and the loan balance. If you're a veteran, you can swap in your own VA entitlement so the seller gets theirs back.

Ideally, 60-90 days before your RNLTD. This allows time for a 30-day closing and any "TMO timing" adjustments.
Can I use my VA loan more than once?
Yes. You can have multiple VA loans at once through "Bonus Entitlement," provided you have enough remaining entitlement to cover the new purchase.
