Where Is Harley Farm Subdivision?

Harley Farm sits in Bonaire, Georgia - right off Highway 247, less than a mile from the south gate of Robins Air Force Base. Bonaire, Kathleen, and Warner Robins all run together in this part of Middle Georgia, so when people ask me about buying a home near the base, this neighborhood comes up every time. The community has one primary entrance road in and out, which keeps traffic light and the neighborhood feel intact. If you don't know where you're going, you're probably not going to find it on your own - and honestly, that's part of the appeal. The people you see in Harley Farm actually live there.

If you're relocating to the area and want a full picture of what's available near the base, my Robins AFB military relocation guide covers neighborhoods, VA loans, BAH, and the timeline from orders to keys.

Close to Everything That Matters

The Warner Robins Air Museum is less than a mile away. Publix is right nearby for daily errands. Highway 96 and everything Bonaire has to offer is about 15 minutes from the neighborhood, and all of Warner Robins is 20 minutes or less. You get the convenience without living in the middle of the hustle. For military families especially, that combination of short commute time and a quiet neighborhood is tough to beat.

Resale Homes and New Construction - Both Available Right Now

One of the things I like most about Harley Farm is that you're not locked into one path. There are resale homes already built and lived in, and right across the street from some of those resale homes, there's an active section of about two dozen new construction lots going up right now. So if you want to pick your finishes and go through the build process, that option is still open here. If you'd rather move faster and skip the construction timeline, there are resale homes ready to tour today.

If you want to understand what you're actually gaining - or giving up - with each path, I put together a full breakdown on new construction vs. resale in Warner Robins that's worth reading before you decide. And if you're leaning toward new construction, check what's available on new construction in Middle Georgia - there are builder incentives in the area right now that can meaningfully reduce your rate or help with closing costs. I covered those in detail in a separate post on builder incentives in Middle Georgia.

Inside a Harley Farm Home: What You're Getting

The floor plan I toured in this video is a four-bedroom, three-bathroom two-story home. There are multiple floor plans throughout the neighborhood, so what I'm describing is one example - but most of the models share the same general layout philosophy: open main level, guest suite downstairs, bedrooms and laundry up. Let me walk you through it.

First Floor Layout

Right inside the front door, you've got a formal dining room with a coffered ceiling and a chandelier. That flows directly into the entry hallway, which opens into the living room - also coffered ceilings - and then straight into the kitchen. The kitchen has a granite countertop island with breakfast bar seating. The whole main level uses LVP flooring, which is extremely easy to keep clean. If you've got kids, dogs, or anyone who makes a mess, that's a real practical advantage.

The first floor also has a guest bedroom on one side of the house with its own full bathroom. That's a smart setup - your guests have their own space and privacy. The two-car garage is right off that area, so if they need to head out early, they're not walking through the whole house.

Second Floor: Bonus Room, Bedrooms, and Laundry

At the top of the stairs, you land in a large bonus room right in the center of the house. This is a flexible space - playroom, home office, TV room, whatever you need. The entire second floor is carpeted, which keeps the noise from kids running around up there from echoing through the main level.

The laundry room is also on the second floor, which I think is underrated as a feature. It means laundry stays out of the main living area, the kids can actually handle it without dragging everything through the house, and guests don't have to look at it when they come over.

The Primary Suite

The primary bedroom is right next to the laundry room, which is convenient. Inside the suite, there's a built-in office cubicle area - useful for anyone working from home or managing paperwork. The primary bathroom has double sinks, granite countertops matching the kitchen, a walk-in shower with a seat, and a separate soaking tub if you want to unwind at the end of the day. In the back of the bathroom, there's a walk-in closet large enough to fit a twin bed. As I told the buyers watching the video - if you ever get in trouble, you know where you're sleeping.

Additional Bedrooms

Down the hallway from the primary, there are two more bedrooms, each with full-size closets - not bifold doors, actual closets with real room to organize. Those two bedrooms share a full bathroom between them. Bedroom three sits at the back corner of the second floor and overlooks the entire neighborhood.

The Backyard and Lot

The particular lot I toured sits on a hillside. Unlike some of the flatter lots in the neighborhood, this one was built with a retaining wall to keep the majority of the yard level - so you actually get a usable backyard space rather than a slope. The yard is fully fenced in. And since you're elevated, you get a view down over the neighborhood from your back porch. Not every lot is a hillside lot, so when you come to tour, I can walk you through what's available and what each lot looks like before you make any decisions.

If you want to see another Bonaire neighborhood in a similar price range, I also did a full tour of the Blue Ridge subdivision in Bonaire - a comparable community worth comparing.

What Military Families at Robins AFB Need to Know

If you're PCSing to Robins Air Force Base, Harley Farm is one of the closest off-post neighborhoods to the south gate. VA loans are commonly used here, and the BAH for the Warner Robins area covers a meaningful portion of a typical home payment in this neighborhood. I put together a full breakdown of how BAH and VA loans work together in Warner Robins if you want to run the actual numbers.

One thing I've seen consistently over 20 years buying and selling in this market: at least 25% of military homeowners who PCS out of Warner Robins choose to keep their home as a rental rather than selling. With Robins AFB driving steady rental demand in this area year-round, that's a realistic exit strategy worth thinking through before you buy. Whether you're planning to stay long term or want something that could become a rental when orders come, this location supports both.

If you're not yet familiar with the full home-buying process, my home buyer's guide walks through everything from getting pre-qualified with a lender to what to look for during showings to what happens at closing.
