If you're planning a military relocation to Robins AFB, your Basic Allowance for Housing (BAH) is more than rent money. Lenders count it as income when they qualify you for a VA loan, and because BAH is generally non-taxable, it can strengthen your debt-to-income and residual income numbers when you buy a house in Warner Robins, Bonaire, Kathleen, Perry, or Hawkinsville. VA loans can go up to 100% financing, and sellers can pay up to 4% of the price in concessions, so you can lower both your payment and your out-of-pocket cost. I'm Chris Tillman, a Warner Robins real estate agent and investor who spent 8 years in the transportation office at Robins AFB, and this is how I walk military buyers through it.

Your BAH Is More Than Rent Money

Here's what most military buyers miss. Your base allowance for housing isn't just rent money. It's also a way to superpower your qualifications for a VA loan when you buy a house in Warner Robins. If you're a PCS buyer heading to Robins AFB, you need to show all the income you can so you qualify, and your BAH shows up as additional income in your debt-to-income ratio. That's how you qualify for a better house or a nicer house. If you want the deeper version, I wrote about how BAH is a VA loan superpower in Warner Robins.

Now, I'm not saying push it all the way to the limit. As a matter of fact, I tell my clients to go for the most reasonable house they can move into and save the difference for retirement. Qualifying for more house doesn't mean you should buy more house.

How BAH Helps Your Debt-to-Income and Residual Income

Your BAH is considered non-taxable. I'm not a tax professional, so double check with yours and make sure everything I'm telling you is correct, but from what I've read, BAH is non-taxable. When you go to underwriting, they see that, and it helps your numbers. When I talk about debt-to-income here, I'm really talking about the residual income you have left after you pay your bills, because that's what your VA loan qualification leans on. They take out your bills, your insurance, your car payments, and all of that, then add your BAH on the back end, and it shows you have more residual income after everything is paid. That's the residual income test, and your lender can walk you through exactly how they run it.

Use Your PCS Orders and Your New Rank

A lot of PCS moves come with a promotion. If yours does, talk to a lender and show them your PCS orders with your new rank. They can underwrite your loan application based on the rank you'll hold when you get here. Your BAH depends on your rank, so the smart play is to find a house with a mortgage payment that equals your BAH or comes in under it. Whatever is left over goes in your pocket for a rainy day. If you're still sorting out the move itself, my checklist for prepping your house for PCS movers covers HHG, unaccompanied baggage, and NTS.

How a VA Loan Really Works

The trick a lot of people don't understand is that a VA loan is a standard loan from a regular bank. The difference is that Veterans Affairs is backing it. Any lender that does FHA or conventional loans can do a VA loan, which just means the VA acts as your co-signer, for lack of a better word. You don't have to go to any specific lender. Your VA loan application can go to whichever lender you decide to use.

You also start with an advantage. Military buyers can often qualify for a rate a point or a point and a half less than the current market. You can buy your rate down even lower, which costs several thousand dollars upfront, but over the life of the loan it can save you thousands more because your interest rate is so much lower.

The 25% Guarantee, Explained

Here's how the backing works. The VA guarantees the top 25% of the loan. On a $200,000 loan, they guarantee the top $50,000. Once you pay the loan down below $150,000, they're no longer at risk. That makes lenders comfortable, so they're willing to lend up to 100% of the price, which is extremely common on VA loans, at a lower interest rate than most people can get.

Keep Your First House as a Rental When You PCS

If you're money savvy and want a good retirement when you get out of the service, here's the trick. Your BAH covers the mortgage payment while you're here. But you can use your remaining VA entitlement to buy your next house without selling the first one, then keep that first house as a rental and let your tenants pay it down for you. Do that a few times and you can collect two, three, four houses. When you finally retire, you have a portfolio of rental income paid by somebody else, and you didn't put a dime into it. This isn't a fringe idea. At least 25% of military homeowners keep their house as a rental when they PCS.

What Your VA Entitlement Can Cover

Let me run the numbers I gave in the video. When I recorded it in December 2025, VA entitlement in Middle Georgia was somewhere in the neighborhood of $800,000, and I told you to double check that because I could be wrong. With the VA guaranteeing the top 25%, that's $200,000 of guarantee on one $800,000 house, or you could buy four $200,000 houses without a down payment. Once you use up your entitlement, you start putting your own money in to cover the part the VA isn't covering. Your lender can tell you exactly how much entitlement you have left, so confirm your numbers before you plan around them.

Two Seller-Paid Hacks to Lower Your Costs

I promised you seller-paid hacks, so here they are. Both help you get a little more paid by somebody else, which lowers your payment and your overall cost of buying your next house in Warner Robins.

Hack 1: Have the Seller Cover Your Agent's Compensation

Veterans Affairs has recently announced that it's willing to allow buyer agent compensation to be added into the mortgage, so the buyer doesn't have to come out of pocket. Even better, if you negotiate with the seller to cover your agent's compensation, whether that's 2 1/2%, 3 1/2%, 4%, or whatever it may be, it comes out of the seller's proceeds. You don't have to stack it on top of your loan balance. Ask your lender how the current VA rules apply to your loan.

Hack 2: Ask for Seller Concessions

A VA loan lets you ask for up to 4% of the purchase price in seller concessions. You can use that money for repairs, prepaid taxes, prepaid interest that comes due with your first mortgage payment, or even the points I mentioned earlier to buy down your interest rate. That's another way to get your mortgage reduced, because the seller is giving that money back to you. You can hold it as a reserve to help make your mortgage payments, or you can pay it right back to the lender and reduce your mortgage in the first month. Buying new construction? Builders run their own incentive programs, and I covered what home builders don't want you to know about new construction incentives in Middle Georgia.

Frequently Asked Questions About BAH and VA Loans at Robins AFB

Does my BAH count as income for a VA loan?

Yes. When I run numbers with military buyers, I show every dollar of income they can qualify with, and BAH shows up as additional income in your debt-to-income calculation. Your lender makes the final call on how they treat it, so ask them exactly how they count it.

Is BAH taxable?

I'm not a tax professional, so check with yours, but from what I've read BAH is non-taxable. That matters because underwriters see it as income you keep, and it can show more residual income after your bills are paid.

Can I use my VA loan to buy a house without selling my current one?

Yes, if you have remaining VA entitlement. Use it to buy your next house, keep the first one as a rental, and let your tenants pay it down. Your lender can confirm exactly how much entitlement you have left.

Can the seller pay my costs on a VA loan?

Yes. A VA loan lets you ask for up to 4% of the purchase price in seller concessions. You can use it for repairs, prepaid taxes, prepaid interest, or points to buy down your interest rate.

Can I qualify using the rank I'll have after my PCS?

Often, yes. A lot of PCS moves come with a promotion, so show a lender your PCS orders with your new rank. They can underwrite your application based on the rank you'll hold when you get here.

Do I have to use a specific lender for a VA loan?

No. A VA loan is a regular bank loan backed by Veterans Affairs, and you can take it to any lender that offers VA loans. The VA acts like a co-signer on the top 25% of the loan.
