What Is Millstone Reserve in Bonaire, GA?

If you're moving to Robins Air Force Base, keep an eye out for Millstone Reserve. Here's the backstory. Morgan Ranch was built roughly between 2005 and 2015, and it was really popular while the houses were going up. Once every house sold, the hype kind of died down. Then Houston Homes got its hands on the land behind it and started phase two, and that new neighborhood is Millstone Reserve. If you want to see what phase one looks like, here's my guide to Morgan Ranch and Live Oak Preserve in Bonaire.

It's so new that the tax assessors aren't even showing the new lots yet. Houston Homes has only just started on the first four or five houses, and they're going to be building it out all the way through 2027. So if you're coming into the Middle Georgia area for a military relocation, these homes are still going to be here for the next year and a half to two years. Reach out to me and we'll look at which houses they're building right now.

Millstone Reserve Floor Plans, Sizes, Prices, and Schools

Houston Homes is building models like the Dogwood, the Oakwood, and the Jackson. These are four and five bedroom homes with 2 1/2 to 4 bathrooms, running anywhere from 2,300 to 3,300 square feet. The exteriors are stone veneer with cement board siding.

When I recorded my video in September 2026, prices ran from about $430,000 to $530,000, depending on the model. New construction pricing moves, so confirm the current numbers with the builder.

Kids in Millstone Reserve go to the same schools as Morgan Ranch: Bonaire Elementary, Bonaire Middle School, and Veterans High School.

Buying New Construction Near Robins AFB as a PCS Family

Here's the first question I hear from people PCSing in: should I live on base or off base? Robins AFB doesn't have a whole lot of base housing, and the waiting list is usually a month or two behind. So the majority of base personnel live off base, and they either rent or buy. Bonaire and Kathleen, Georgia are where most of the military families like to look. Warner Robins has some of the older areas and isn't as popular for this. Warner Robins and Bonaire are the two closest cities to the base, and Bonaire is the one developing the most right now, which is why so much of the new construction is there.

Bring Your Own Buyer Agent to the Builder's Office

One tip before you talk to the builder's representative. Keep in mind that they represent the builder. They don't represent you, and they're going to look out for the builder's best interest. Have a buyer agent with you who knows the area, knows what incentives the builders are pushing, and knows how to negotiate with these representatives so you get the best deal you can. I covered what home builders don't want you to know about new construction incentives if you want to know what to ask for.

A New House Can Become a Rental Later

At least 25% of military homeowners keep their house as a rental when they PCS. If you buy new construction near the base, that's worth thinking about up front, because your next set of orders may come before you're ready to sell.

How Millstone Reserve Compares to Other New Neighborhoods Near Robins AFB

Millstone Reserve isn't the only neighborhood getting a second phase. Builders are adding new homes behind established Bonaire neighborhoods, and here's how they stack up. Every one of these is within about 15 minutes of the main gates at Robins AFB.

Magnolia Flats, Behind McCarley Downs

McCarley Downs was one of the popular new construction neighborhoods on the east side of Bonaire off Highway 96, with four and five bedroom all brick one-story homes. It wrapped up around 2018, and Houston Homes continued in the back with phase two, called Magnolia Flats. These are two-story homes with four and five bedrooms on quarter to one-third acre lots. The exteriors are brick and stone veneer with cement board siding. Since the neighborhood has gas, you get a gas cooktop, and they've installed tankless water heaters. Inside you'll find the open concept, long breakfast bars, quartz countertops, and LVP flooring. Kids go to Bonaire Elementary, Bonaire Middle School, and Veterans High School.

Blue Ridge Phase 2 by D.R. Horton

Blue Ridge is famous for its big two-story homes built between about 2005 and 2015, and now D.R. Horton is building phase two in the back. You look at the first phase and think there's no way you can afford it, but D.R. Horton knows the economy and built the second phase to be more economical: three and four bedroom one-story homes at 1,700 to 1,800 square feet, priced around $300,000, on .3 to half-acre lots. You get granite countertops, LVP flooring, carpet in the bedrooms, a separate shower and tub, walk-in closets, and an LED electric fireplace. Veterans High School is about a mile down Perry Parkway, and Bonaire Middle School is about a mile north off Highway 96. Here's my full look at the Blue Ridge subdivision in Bonaire.

Bryson Crossing, If You Want the Biggest House

Bryson Crossing is one of my favorites. It's a smaller subdivision between Highway 96 and Moody Road, and the houses are absolutely huge: four, five, and six bedrooms, two and three stories, from 2,400 to almost 5,000 square feet on quarter to .3 acre lots. Prices run from the low $400,000s to a little over $500,000, depending on the model. You get an open concept with a balcony and second floor walk-across, granite countertops, gas fireplaces, gas cooktops, double ovens, and an oversized island. On certain models the third-floor bonus room is so big you could have a basketball game up there. Kids go to Hilltop Elementary, Bonaire Middle School, and Veterans High School.

Getting Around Bonaire: Shopping and Local Businesses

These neighborhoods are within about 15 minutes of the Robins AFB main gates, and about 10 minutes from the Highway 96 shopping centers with the Kroger, the Publix, car washes, and specialty shops. One thing you'll notice when you relocate to Middle Georgia is that most of the businesses are small and locally owned. Kroger, Publix, and Academy Sports are box stores, but they don't make up the majority of the commerce here. That gives Bonaire its community feel. If you're an entrepreneur, or thinking about becoming one, it's a great place to ask questions, because the owners actually run their businesses instead of directing them from somewhere up in New York.
