Homes for Sale in Perry, GA — New Construction, Neighborhoods

Perry, Georgia has a reputation. People come here expecting historical houses — old Southern charm, columned porches, hardwood floors worn smooth by a hundred years of foot traffic. And yeah, that stuff exists here and it's beautiful. But Perry has been quietly building something else for the last decade, and if you're shopping homes for sale in Perry GA and you haven't looked at the new construction market, you're leaving a lot of house on the table.

I'm Chris Tillman — real estate agent with eXp Realty, investor, and your Real Estate Problem Solver. I've been working this market for over 20 years and I've personally walked through every new construction neighborhood in Perry. I know the builders, the floor plans, the school zones, what's sitting on market, and what's moving. If you're buying a home in Perry GA, this guide tells you what you actually need to know before you sign anything.

Perry GA Real Estate Market — What the Numbers Say in 2026

Before you start driving neighborhoods, here's the honest market picture so you know what you're shopping into:

Median listing price:$299,000 (April 2026)
Average sale price:$310,995
Average days on market:55 days
Price per square foot:$157
Active listings:296–389 depending on the source
Year-over-year: Down approximately 5% from April 2025

What that means practically: Perry has inventory. Buyers have options and negotiating room that didn't exist two years ago. Sellers are not in the driver's seat the way they were in 2022 and 2023. If you're buying in Perry right now, that's good news for you — especially on new construction where builders are sitting on completed inventory and motivated to close.

Compare that to Kathleen where the median hovers above $340,000 and new construction by Trinity and Driggers in The Woodlands starts at $450,000, or Bonaire where the east-side subdivisions near Robins AFB have pushed prices into the $320,000-$400,000 range. Perry gives you more house, more land, and more negotiating room for the same dollar. The trade-off is a 20-25 minute commute to Robins AFB versus 10-15 minutes from Bonaire or east Warner Robins.

New Construction Homes for Sale in Perry GA — 8 Active Neighborhoods

1. Tiffany South — Homes by Jeff (Kings Chapel Road)

Tiffany South is the most talked-about new construction neighborhood in Perry right now and once you drive through it you'll understand why. Every house is all brick — which means termites are going to have to find somewhere else to eat. Built on slab foundations with lot sizes between 0.3 and 0.4 acres on what used to be a pecan field. Good news: the pecan trees stayed, so free pecans in the backyard every fall.

Floor plans:1,700–2,100 sq ft, split floor plan, three to four bedrooms, two to two and a half bathrooms
Interior: Granite countertops, LVP or ceramic tile flooring, coffered ceilings, real brick fireplace, ceramic tile bathrooms
Location: Off Kings Chapel Road across from the Houston County Courthouse on the 341 bypass
Price range:$300,000–$350,000

Homes by Jeff has been building in Perry for years with a consistent reputation for quality brick construction. They are about halfway through Tiffany South with more lots coming. If the specific house you want gets bought before you get there, more are coming.

2. Saddle Creek Farms — Custom Homes by Jeff (Perry, near Historic Downtown)

Same builder as Tiffany South — Custom Homes by Jeff — but a different location with a compelling tax advantage. Saddle Creek Farms sits conveniently near historic downtown Perry and has easy access to Robins AFB via I-75. The headline here is county taxes only with no city sewage fees, which lowers your carrying cost compared to in-city construction.

Builder: Custom Homes by Jeff
Tax advantage: County taxes only — no city sewage fees
Access: Close to historic downtown Perry, easy Robins AFB commute
Price range: $300,000–$360,000

If you want the Homes by Jeff quality product but prefer the downtown Perry proximity and the tax savings, Saddle Creek Farms is worth comparing directly to Tiffany South before you decide.

3. Orchard Subdivision (Kings Chapel Road, across from Tiffany South)

Cross Kings Chapel Road from Tiffany South and you're in the Orchard subdivision. Cement board exterior siding with brick front faces on some models — the builder couldn't decide between styles so they used both. The result actually works and gives these homes more visual character than typical vinyl subdivisions.

Floor plans:1,700–2,100 sq ft, one and two-story models, three to four bedrooms, two to two and a half bathrooms
Interior:LVP on main floor, carpet upstairs, granite countertops with island, oversized windows, office space on main floor, loft upstairs on two-story models
Bonus:Some lots back up to the retention pond
Price range:$300,000–$360,000

Orchard is a smaller neighborhood — around 30 to 40 houses total when complete. The two-story models with the loft upstairs are popular with families who want the extra space without paying for a full fourth bedroom.

4. Highland Park — Bowen Homebuilders (Perry Parkway)

Highland Park is the neighborhood for buyers who want land. Half-acre lots are standard here — genuinely unusual in today's new construction market. All-brick construction by Bowen Homebuilders off Perry Parkway.

Floor plans: 1,800–2,200 sq ft, split floor plan, two-car garage with mud room
Interior: Granite countertops, tile bathrooms, walk-in closets, ceramic tile showers with bench seat, some models with office near front door
Price range:$320,000–$380,000

If breathing room between you and your neighbors matters, Highland Park delivers it. Half-acre lots at these prices in the Perry market are hard to find. The mud room off the garage is one of those practical features families appreciate more than they expected once they move in.

5. Langston Place — My Home Communities (Langston Road)

The most commuter-friendly new construction neighborhood in Perry. Langston Place sits off Langston Road near Ripley Waterway — around the corner from I-75. If you're driving to Warner Robins, Macon, or anywhere along the interstate corridor, you're on the highway in minutes. Single entrance and exit gives it a quieter, more private feel.

Floor plans: Two-story homes, three to four bedrooms, two to two and a half bathrooms, lots from 18,000 sq ft to 2 acres
Exterior: Lap board and lap joint siding with stone veneer on some models
Interior: LVP flooring, granite countertops, ceramic tile showers with bench seats, walk-in closets large enough for a full-size bed
Price range:$300,000–$350,000

The I-75 access is the headline feature here. Military buyers who want Perry prices and small-town life but need a quick on-ramp to the base should look at Langston Place first.

6. Sugar Creek — Calmar Homes (Langston Road)

Sugar Creek is the most affordable new construction option in Perry right now and it has the most land — two-acre lots are standard. Calmar Homes is actively building here with a new section in the back that includes a four-car garage option.

Floor plans:1,700–2,000 sq ft, three to four bedrooms, two to two and a half bathrooms
Interior: LVP flooring, carpet in bedrooms, ceiling fans throughout, granite countertops, real fireplace, epoxy-painted garage floor
Builder incentive: $6,500 in concessions on contracts accepted — plus ask about 1% lender credit toward closing costs through preferred lender
Price range: $280,000–$340,000

Two acres at under $340,000 in a new construction home is a genuinely good deal in the current Middle Georgia market. If outdoor space, a workshop, or just room to breathe matters to you, Sugar Creek deserves a serious look before you rule out Perry for a tighter lot in Bonaire or Kathleen.

7. Sutton Place — New Phase (Perry)

Sutton Place is adding a new phase with completion expected in July 2026. This is a USDA-eligible development — meaning qualifying buyers may be able to purchase with zero down payment in addition to or instead of a VA loan. Four bedroom, two bath new construction with upscale finishes at an accessible price point.

Floor plans: Four bedrooms, two bathrooms, open great room layout
Interior: LVP throughout entire home, custom cabinets with 8-foot kitchen island, granite countertops, stainless steel appliances, pantry, separate laundry room, primary suite with double vanity, custom tile shower, linen closet, walk-in closet
Outdoor: Covered back porch, fully sodded yard, wood privacy fence
Financing: USDA eligible — zero down for qualifying buyers
Completion: July 2026
Price range: $300,000–$360,000

The USDA eligibility here is significant for buyers who don't have VA loan benefits. Zero down on a new construction home with an 8-foot kitchen island and a wood privacy fence — that's a strong value proposition at this price point.

8. BrookeWater (Perry)

BrookeWater is described in active MLS listings as one of Perry's most sought-after neighborhoods. All-brick construction throughout the development gives it a premium feel and long-term durability that cement board and vinyl neighborhoods cannot match.

Construction: All-brick throughout
Reputation: Consistently described as one of Perry's most desirable addresses
Price range:$320,000–$400,000+

BrookeWater is the choice for Perry buyers who want the all-brick premium product without going to Kathleen for it. If Tiffany South is sold out or doesn't have the floor plan you want, BrookeWater is the next call to make.

What $299,000 Actually Buys You in Perry GA in 2026

At the median price point of $299,000 in Perry right now you are typically looking at:

  • 1,700–2,100 square feet of living space

  • Three to four bedrooms, two to two and a half bathrooms

  • New construction with LVP flooring, granite countertops, and modern finishes

  • Lot sizes ranging from 0.3 acres at Tiffany South to 2 acres at Sugar Creek

  • Two-car garage

  • Split floor plan in most models

That same $299,000 in Kathleen gets you a resale home in an established neighborhood — you are not getting new construction at that price in The Woodlands. In Bonaire you might find new construction entry-level product but with smaller lots and higher competition. Perry is the best value play in Houston County for new construction buyers in 2026.

Homes for Sale in Perry GA — Beyond New Construction

Not every buyer wants new construction. Perry has a diverse housing stock and some of the most interesting homes in Middle Georgia are the resale and historic options.

Historic Homes

Perry has homes dating back to the 1870s and 1890s — some of the oldest along Merritt Street. A well-rehabbed historic home in Perry can command $400,000–$516,000 at the high end — the historic district median hit $516,000 in January 2026 on properly updated estates. These homes have character no new construction can replicate. There is a historical society in town that cares about preservation and can guide buyers who want to maintain historic integrity.

Mid-Century and Brick Ranch Homes

Solid brick ranch houses from the 1980s and 1990s run $250,000–$280,000 depending on condition and updates. These are the most undervalued homes in Perry right now — all brick, established neighborhoods, mature trees, and often more square footage per dollar than new construction. If you want to build equity fast on a tight budget, a well-priced brick ranch beats paying new construction premium for a house that hasn't proven itself yet.

Legacy Park, Avington Mill, and Established Neighborhoods

Legacy Park is the most diverse neighborhood in Perry — vinyl, stucco, and brick, one and two-story, 2,000–3,000 sq ft, $300,000–$400,000. Avington Mill is the entry-level neighborhood, 1,300–1,700 sq ft, $250,000–$350,000, good for first-time buyers building equity. Lake Forest off Houston Lake Road and Greystone across the street from it are the best-kept secrets in Houston County — secluded, quality construction, $300,000–$400,000.

Buying New Construction in Perry GA — What You Need to Know Before You Sign

Always Use a Buyer's Agent — The Builder's Rep Works for the Builder

This is the most important thing I'll tell any new construction buyer. The sales rep in that model home works for Homes by Jeff, Bowen, My Home Communities, or Calmar. Their job is to sell you that house at the best price and terms for the builder. An independent buyer's agent represents you — negotiates your incentives, reviews the contract language, coordinates your inspections, and makes sure you're not signing something that protects the builder at your expense. In almost every case the builder pays the buyer's agent commission. This costs you nothing. Call me at (478) 273-8880.

Builder Incentives Are Always Negotiable

Sugar Creek is advertising $6,500 in concessions plus a 1% lender credit right now. The other builders may not be advertising anything — that does not mean they won't negotiate. Rate buydowns, closing cost credits, appliance packages, fenced yards, HOA credits — all of these are on the table when a builder has inventory sitting and needs to close. More on negotiating builder incentives at our Middle Georgia new construction page.

USDA Loans in Perry — Zero Down for Qualifying Buyers

Sutton Place is USDA eligible which means qualifying buyers can purchase with zero down payment. This is a significant advantage for buyers who don't have VA loan eligibility and haven't accumulated a large down payment. USDA income limits apply and the property must be in an eligible rural area — Perry qualifies. Ask your lender whether USDA makes sense alongside or instead of FHA for your situation.

VA Loans and BAH for Military Buyers in Perry

If you are PCSing to Robins AFB, Perry's price points make the VA loan math work very well. At $299,000 median with zero down and no PMI, your monthly payment on a VA loan is competitive with renting a comparable house in the area. Your BAH likely covers most or all of the payment. Full breakdown at our BAH and VA loan guide for Warner Robins and Middle Georgia. Full PCS relocation guidance at our Robins AFB military relocation page.

School Zones in Perry — Always Verify by Address

Perry is served by Houston County schools. High school options include Perry High School and Veterans High School depending on your exact address. Elementary and middle school assignments vary by street. Always verify the specific school zone for any address you are seriously considering before you sign a contract. I can confirm the zone for any Perry property you're evaluating.

New Construction Still Needs an Inspection

A new house is not a perfect house. The three most important inspection points on new construction are pre-drywall, grading and drainage, and the final blue-tape walkthrough. An independent inspector costs $300–$500 and is the cheapest insurance you'll ever buy on a $300,000+ purchase. Don't skip it because the house is new. Builders work fast and inspectors catch things that will cost you real money later if you miss them now.

The Commute from Perry to Robins AFB

Perry is 20–25 minutes from Robins AFB via I-75 north — longer than Bonaire at 10–15 minutes or east Warner Robins at 10 minutes. Langston Place and Saddle Creek Farms have the fastest I-75 access of the Perry neighborhoods. If commute time is your top priority, Bonaire is your market. If land, price, and small-town character are your priorities, Perry is worth the extra drive time.

Perry GA vs Bonaire vs Kathleen — Which Is Right for You?

Choose Perry if: You want more land for your money, you want small-town character with I-75 access, your budget is $280,000–$380,000 and you want more sq ft and lot size than the same money buys in Bonaire or Kathleen, or you want USDA eligibility at Sutton Place.

Choose Bonaire if: You want to be within 10–15 minutes of Robins AFB, you want the most active new construction market in Houston County, or the east-side commute to the Russell or South Gate matters most. Our Bonaire real estate page covers those neighborhoods.

Choose Kathleen if: You want the highest-end new construction in Houston County, you want the Veterans High School zone, or your budget is $350,000–$700,000 and you want the Trinity or Driggers luxury experience in The Woodlands. Our Kathleen real estate page covers those neighborhoods.

Keeping Your Perry House as a Rental When You PCS

At least 25% of military homeowners in Middle Georgia try to keep their house as a rental when they PCS. Perry's lower price points mean solid potential cash-on-cash returns — better than Kathleen or Bonaire in most scenarios at current rent levels. Perry's growing employment base from the new 341 bypass commercial development is generating steady rental demand from non-military tenants too.

If keeping the house and renting it out when you leave is part of your plan, our partner at Better Than Property Management handles Perry and Houston County rentals completely hands-off — tenant placement, rent collection, maintenance, everything — so you're not managing a house from your next duty station.
