I'm going to show you where they are, what's inside them, and why they're worth your Saturday.

Where Are Lake Forest and Greystone?

Take Houston Lake Road south from Warner Robins toward Perry. Turn right onto Langston Road. Lake Forest is on your right. Greystone is directly across Langston Road to the left. That's it - two neighborhoods facing each other in a quiet, secluded part of Perry that most people drive right past on their way to the 341 bypass.

The location is about halfway between Warner Robins and downtown Perry - which means you get the small-town Perry feel without being far from anything. Houston Lake is around the corner for fishing and boating. Houston Lake Country Club is right next to it. There's a Kroger on one end of Houston Lake Road and a Publix on the other - both within a couple miles. At least one daycare within a mile. A few churches within a mile. And when you need to get on the highway, I-75 is a quick drive away.

Distance to Robins AFB: approximately 15 miles - about 20 minutes depending on gate and traffic. That's longer than Bonaire's 10-15 minutes but competitive with other Perry neighborhoods. For military buyers who want Perry's price points and a secluded setting, this commute is very manageable.

What Lake Forest Looks Like

Hardie board lap siding exteriors with stone or brick accents - not all-brick like Greystone across the street, but Hardie board is durable, low-maintenance, and looks significantly better than vinyl in the long run. The exteriors have curb appeal without the all-brick premium. Lots are roughly a quarter acre - standard suburban sizing with enough yard for outdoor activities, ball games, and picnics without the maintenance burden of a half-acre or larger.

One and two-story models with three, four, and five bedroom floor plans ranging from 2,100 to 2,800 square feet. That's more square footage than most Perry new construction - the typical Tiffany South house tops out at 2,100 square feet. If you need the space and want to stay under the Kathleen price ceiling, Lake Forest is worth a look.

The neighborhood has a school assignment to Langston Road Elementary at 1.1 miles, with middle and high school assignments in the Houston County system - always verify the specific zone for any address before purchasing.

Greystone started in 2020 and was nearly complete when I first toured it. If you want new construction in Greystone, move quickly — these are among the last available lots in the development.

What Greystone Looks Like

All brick. Every house in Greystone is all-brick construction — the same exterior product as Homes by Jeff at Tiffany South, with the same long-term benefits around termite resistance, resale value, and durability in Middle Georgia's climate. This is the premium exterior choice and it shows in how the neighborhood presents from the street.

Floor plans run from 1,850 to 2,500 square feet with a few two-story models going up to 3,000 square feet. Most houses are single-story. Smaller, more intimate neighborhood than Lake Forest - which gives it a different community feel. You know your neighbors here. The central mailbox system is in place. HOA runs $200-$250 per year, same range as Lake Forest across the street.

The interior details at Greystone reflect the builder's attention to the things that actually matter in daily living:

Flooring: Light oak LVP throughout the main living areas - one of the more popular color choices in new construction right now because it photographs well, shows dirt less than darker options, and works with a wide range of furniture and decor.

Kitchen: Open concept connecting directly to the great room. Granite countertops. Stove and microwave installed. The kitchen layout is functional and generous for a house in this price range.

Split floor plan: Primary suite on one side of the house, secondary bedrooms on the other. This is the layout that buyers ask for specifically because it works - you're not waking up your kids when you get up early and they're not disturbing you when they stay up late.

Mud closet: Right next to the garage entrance. This is the detail that separates a builder who thinks about how people actually live from one who just builds to spec.
