Can You Assume a Seller's VA Loan at 2 to 4% When You PCS to Robins AFB?
Yes. If you are PCSing to Robins AFB, you can take over a seller's existing VA loan and keep their 2 to 4% rate instead of the 5.5 to 6.5% new VA loans were running when I recorded this video in July 2026. The lender has to approve you, and you pay the seller the difference between the sale price and the loan balance. I just closed one for buyers moving in from Colorado who had never set foot in Warner Robins, and it took less than 45 days. I spent 8 years in the transportation office at Robins AFB and I specialize in Robins AFB military relocation, so here is how a VA loan assumption works, what it costs, and who it is not for.

What Is a VA Loan Assumption?
A VA loan assumption means you take over the seller's existing VA loan. The balance, the interest rate, and the remaining terms all move to you, and the seller's responsibility for the loan ends. If you are PCSing, that lets you step into a loan someone took out a few years ago at a much lower rate instead of starting a new loan at today's rate.
VA treats this as a standard feature of its loans. Under VA Circular 26-23-10, the loan has to be current, you have to be under contract to buy the house and take on the full loan, and you have to be creditworthy under VA's standards. Once your application is complete, the lender has 45 calendar days to decide.
You do not have to be military to be approved, but being a veteran changes things for the seller. If you are an eligible veteran who will live in the house and has enough entitlement, you can substitute your VA entitlement for theirs, and the seller gets their full entitlement back to buy again at the next duty station. Without that substitution, the seller's entitlement stays tied up in the loan until it is paid off. That is why a military seller and a military buyer fit together so well.
Why Assume a VA Loan Instead of Getting a New One?
From about 2013 through 2021, VA loans routinely closed at 2, 3, and 4%. Those loans are still out there. When I recorded this video in July 2026, new loans were running about 5.5 to 6.5%, which on the loans I was looking at works out to about $200 to $300 a month in interest alone. Do you want to give away $200 or $300 a month, or take over a loan that is that much cheaper?
Here is how it played out. I just closed a VA loan assumption on a house in the Warner Robins area. The seller was a military member PCSing out of Robins AFB. The house had other offers, there were no restrictions on the sale, and there was nothing wrong with the house. The seller still chose my buyers, who were coming in from Colorado, because the seller could get their full entitlement back, help another military member with a low-interest loan, and get a new loan for the next duty station.
VA buyers matter in this market. Around 53% of the loans originated for home sales in Middle Georgia in 2024 and 2025 were VA loans, which I broke down in my post on how the Pentagon's PCS cuts will shrink the VA buyer pool.
VA Loan Assumption at a Glance
Who can assume it | Any buyer the lender approves. An eligible veteran who will live in the home can substitute their own VA entitlement for the seller's. |
|---|---|
Lender decision time | 45 calendar days from a complete application for lenders with automatic authority. My buyers closed in under 45 days. |
Cash you bring | The sale price minus the loan balance. Example: $300,000 minus $250,000 is $50,000. |
VA funding fee | 0.5% of the loan balance unless you are exempt, paid at closing (it is not rolled into the loan). |
Lender processing fee | Capped by VA at $300 ($250 if VA has to approve the assumption). |
Credit | The lender decides. In my experience, 650 sometimes works and 700 or better is safer. |
Seller's entitlement | Restored only when a veteran buyer substitutes their own entitlement. |
If you are short on cash | A second loan from the same lender, a personal loan or line of credit, or a home equity line on the house you are leaving. |

What Does a VA Loan Assumption Really Cost?
The catch is the gap. The seller is not handing you their equity. Say a house is worth $300,000 and the seller has been there three or four years and owes $250,000. You take over the $250,000 loan, and you have to bring the other $50,000 to finish buying the house. My buyers came in with about $50,000 to cover the difference. A lot of people do not have $50,000 in savings, and that is the main reason more military members do not assume a loan.
Credit and debt-to-income stop a lot of people too, because you still have to qualify. Most banks want to see at least a 650 score and prefer 700 or better, although 650 can sometimes work. If you are thinking about buying in Middle Georgia, check your credit and pay off your debts before you get here so you can qualify. On top of the gap, expect VA's funding fee on an assumption, which is 0.5% of the loan balance unless you are exempt, and a lender processing fee that VA caps at $300 ($250 if VA has to approve it).
What If I Do Not Have $50,000 in Savings?
You have options, and I have seen each of these work:
Second loan: the mortgage company that holds the loan can sometimes qualify you for a second loan to cover the gap.
Personal loan or personal line of credit: I have seen this done a couple of times. It does not go against the house, and you use the money to finish the purchase.
Home equity line on the house you are leaving: if you keep your current house as a rental, get a home equity line of credit on it before you leave and use that money at your destination.
Who Is a VA Loan Assumption Not For?
If you have no cash for the gap and no way to borrow it, or your credit or debt-to-income is not where a lender wants it, an assumption is not for you yet. Build your credit and pay down debt before you PCS, and come back to it. An assumption also only works on a house that has a VA loan on it, and the rate has to be low enough to be worth taking over, so we check the rate and the balance before anything else.
Can I Keep My Current House as a Rental and Use It to Buy the Next One?
Yes. BAH can cover the mortgage payment while you live in a house as your primary residence, and I explain how to use your BAH to qualify for a VA loan in another post. You do not have to sell the house you are leaving. If you keep it as a rental, you can take out a home equity line of credit on it before you leave and use that money to finish buying the house at your destination.
In my experience, about 1 in 4 military families I work with keep the house they are leaving as a rental, and I have helped 23 of them do it. I know retired majors and colonels who finished their careers with three, four, and five rental houses. If you want to build a rental portfolio, call me and I will explain how to get it done.
Why Would a Seller Let Me Assume Their VA Loan?
For one, it is a benefit of being military, and a lot of military members want to help other military members. A seller who got a low rate knows what that loan did for them. Once the lender approves you, the loan is yours, lock, stock, and barrel, and the seller is released from it.
If a veteran buyer substitutes their entitlement, the seller gets their full entitlement back and can get another loan at the next duty station. The seller also knows a buyer taking over a 2 to 4% loan is more likely to qualify and make the payments, because that payment is lower than a new loan at 5.5 to 6.5%. A lot of the time, a seller will pick you over a buyer with an FHA or conventional loan simply because you are helping a fellow military member.
Does a VA Loan Assumption Take 6 to 8 Months?
No, and I do not listen to that rumor. We closed my buyers' assumption in less than 45 days. That is about the same as a new VA loan, which usually takes 30 to 45 days, and lenders tell you to plan for 45. VA gives a lender with automatic authority 45 calendar days to decide once the application is complete. A lender without that authority has to send the package to VA for approval, which can add time, so ask your lender which kind they are.
It was a lot of paperwork, emails, and phone calls, but it was no more involved than applying for a new VA loan. We coordinated with everybody in the first two weeks. Once it was approved and we had the release from the seller's VA entitlement, everything went smooth with no trip-ups.
Can I Buy a House in Warner Robins Without Ever Seeing It?
My buyers had never set foot in Warner Robins. I did video walkthroughs for them. I went out and supervised the home inspection. Then we closed remotely: a notary came to their house with the paperwork, they signed at their kitchen table, and it was overnighted back to Middle Georgia. The closing attorney had everything completed within about three days of getting the papers back. They own the house, and they will not be here for another two weeks.
If you are still deciding where to live, start with the best neighborhoods near Robins AFB, then call me and I will do the same for you.
How Do I Find a House With a VA Loan I Can Assume?
I specialize in military relocation, and I spent 8 years in household goods at the Robins AFB transportation office doing QA inspections on military moves coming in and out of Middle Georgia, so I know this process from both sides. I can help you find houses with VA loans on them. If you are buying while you PCS, you can find homes for sale with VA loans on them and apply to assume the loan instead of creating a new one at today's rate. Not every house with a VA loan on it has a rate worth taking over, so we look at the rate and the balance first, then work out what you would need to bring to closing. Call me and we will go through what is out there and see what we can find for you.
Frequently Asked Questions About Assuming a VA Loan
Can I assume a VA loan if I am a civilian, or only if I am military?
A civilian can be approved if the lender finds them creditworthy under VA's standards. The difference is the seller's entitlement. If an eligible veteran who will live in the home substitutes their entitlement, the seller gets theirs back. If a civilian assumes the loan, the seller's entitlement stays tied up until the loan is paid off, which is why a military buyer is such a good fit for a military seller.
How long does a VA loan assumption take?
My buyers closed in less than 45 days, about the same as a new VA loan. VA gives a lender with automatic authority 45 calendar days to decide once your application is complete, so the paperwork is what takes time. Ignore the rumor that an assumption takes six to eight months.
How much cash do I need to assume a seller's VA loan?
You pay the seller the difference between the sale price and the loan balance. On a $300,000 house with a $250,000 balance, that is $50,000. You also pay VA's funding fee on an assumption, which is 0.5% of the loan balance unless you are exempt, plus a lender processing fee that VA caps at $300. If you do not have the cash, I have seen buyers use a second loan from the same lender, a personal line of credit, or a home equity line on the house they are leaving as a rental.
What credit score do I need to assume a VA loan?
The lender decides, and VA only requires that you are creditworthy under its standards. In my experience most banks want at least 650 and prefer 700 or better. Check your credit and pay off debt before you get here so you can qualify.
Can I close on a house in Warner Robins without being there?
Yes. My Colorado buyers closed remotely. I did video walkthroughs, I supervised the home inspection, and a notary brought the paperwork to their kitchen table. They owned the house before they ever arrived.
Why would a seller let me assume their VA loan?
A military seller often wants to help another military member, and the seller can get their full entitlement back if a veteran buyer substitutes theirs. A buyer taking over a 2 to 4% loan is also more likely to qualify than one applying at today's rates, so the seller sees a safer sale.
