Yes. You can sell your house from anywhere with a remote closing, so you do not have to be in town when the paperwork is signed. Near Robins AFB, plan on about 60 to 90 days from listing to closing, because houses were taking about 30 to 45 days to get under contract when I posted this video in October 2026 and the buyer needs another 30 to 45 days to close. I handle the listing, the marketing, and the coordination with the closing attorney, lender, inspector, and appraiser while you out-process and move your family. I spent 8 years in the transportation office at Robins AFB and I specialize in Robins AFB military relocation, so here is the timeline, how a remote closing works, and what to do if your house is worth less than you owe.

Watch: The Easiest Way to Sell Your Home During a Military Move

How Long Does It Take to Sell a House Near Robins AFB?

You just got PCS orders, and now you are wondering how you will sell your house, do your out-processing, move your household goods, and get your family settled before your report date. Most military members get orders somewhere between 2 and 6 months out, so they figure they have plenty of time. That time gets eaten up fast by out-processing, setting up the household goods move, and putting the house on the market.

Here is the selling timeline. Houses near Robins AFB were taking about 30 to 45 days to go from the day you list to a contract you agree to when I posted this video in October 2026. From there, the buyer needs another 30 to 45 days to do inspections and an appraisal and get the lender cleared before you reach closing. That is 60 to 90 days of just selling the house, and it does not include getting your household goods move set up, getting the house ready, or finding your next house. My August 2026 market numbers had homes in Warner Robins and Houston County averaging 43 to 60 days on market depending on the source, so plan for the longer end. I break those numbers down in Are Home Prices Dropping in Warner Robins.

Orders arrive

Most military members get orders 2 to 6 months before their report date.

Set up your household goods move

The transportation office likes the move scheduled at least 3 weeks ahead. Earlier is better.

List the house

As early as you can. The sooner it is on the market, the sooner it sells.

Listing to contract

About 30 to 45 days near Robins AFB, when I posted this video in October 2026.

Contract to closing

About 30 to 45 days for the buyer's inspections, appraisal, and lender approval.

Total time to sell

About 60 to 90 days, before you add house prep, out-processing, and finding your next house.

What Should I Do First When I Get PCS Orders?

The clients with the smoothest transitions do two things first. They come into the transportation office and set up their household goods move. TMO likes to have your move scheduled at least 3 weeks ahead, and earlier than that is usually better, so everything is set up before the due dates. I walk through the steps in my PCS move guide from setup to delivery.

The second thing is putting the house on the market. The earlier we can get it listed, the sooner it sells. Even if you agree to a closing date, that does not always mean you have to be gone by closing.

Can I Stay in the House After Closing?

Often, yes. We have made arrangements where the military member stays an extra week or so before their household goods move leaves. The military buyers coming in understand, because they are probably doing the same thing. You might do a lease buyback, or give a discount in exchange for staying in the house for a little while.

What If My House Has Not Sold by the Time I Have to Leave?

That is where the remote transaction comes in. I still do the listing and the marketing. I still coordinate with the closing attorney, the lender, the inspection, and the appraiser. I do all the boots-on-the-ground tasks while you take care of your family and get to your next destination.

When we reach the closing table, I work with closing attorneys that have a full network of notaries and paralegals who can handle remote closings. They order the remote closing near your destination, and a notary or paralegal comes to your location and goes through the paperwork with you. All you need is a pen. When I posted this video, our last two closings were both remote closings; one, a seller, and one, a buyer, who did a VA loan assumption, so you can take care of selling your house no matter where you are.

How Do I Find a House at My Next Duty Station?

I have you covered there too. I have a full network of real estate agents all across the world through my brokerage, so I can find someone on the other end to coordinate with you and look for houses while you are still here. When you get to your destination, you meet up with them and they help you into your next house without any trouble. Since so many people started working remotely on base during COVID, many closing attorneys can also do a remote closing on the house you are buying at your destination, as well as the remote closing on the house you are selling here. If you plan to use a VA loan, here is how to use your BAH to qualify for a VA loan. Whether you are PCSing to Robins AFB or from Robins AFB, I can help on this end, and my agent network helps wherever you are on the other end, buying or selling.

Should I Sell My House or Keep It as a Rental When I PCS?

That is a decision you want to make early. Quite a few military members decide to keep the house as an income property and build a portfolio for when they retire. Others decide they want to sell and take the cash out for the next house, which is perfectly fine. In my experience, about 1 in 4 military families I work with keep the house they are leaving as a rental, and I have helped 23 of them do it.

If your report date is tight, a cash offer can close in as little as 14 days. I compare the two routes in detail in listing versus a cash offer in Middle Georgia.

What If My House Is Worth Less Than I Owe?

I do not have a crystal ball, and I do not know what the future holds, but there are indications the market could turn in a different direction than you might expect. When a house is worth less than you owe, it is called being underwater. That risk is real, and it is easiest to see for a house bought with little or nothing down, because once you pay your selling costs there may be nothing left to cover the loan.

To be fair, prices have not dropped sharply so far. My August 2026 numbers show the market settling near its normal long-term pace of 3 to 4% annual growth, and Redfin data reported by Stacker in May 2026 had the Warner Robins median sale price at $284,798, up 3.6% from a year earlier. But new construction incentives are pulling buyers away from resale homes, and a phased Defense Department cut to PCS budgets, reaching 50% by 2030, could soften military-driven demand over the next few years, which I cover in how the Pentagon's PCS cuts will shrink the VA buyer pool.

Here is why it matters. In 2025, a master sergeant had to come out of pocket $15,000 to get his house sold because he did not want to keep it. He never contacted me. I found out after the fact, and he had already spent the money, so it was too late. If you know where you stand before you list, you can decide whether to sell and come out of pocket, or keep the house and rent it out for a couple of years until the market turns around. Either way, we can come up with a game plan that fits your situation.

Frequently Asked Questions About Selling Your House on PCS Orders

Can I sell my house after I have already left for my new duty station?

Yes. I keep handling the listing, the marketing, and the coordination with the closing attorney, lender, inspector, and appraiser. At closing, the attorney's office sends a notary or paralegal to wherever you are to go through the paperwork, and all you need is a pen.

How long does it take to sell a house near Robins AFB on PCS orders?

About 60 to 90 days. Do I have to be out of the house by closing?

Not always. We have arranged for the military member to stay an extra week or so before their household goods move leaves, and the military buyers coming in usually understand. You might do a lease buyback or give a discount in exchange for staying a little longer.

What if I owe more on my house than it is worth?

Find out before you list. You can sell and come out of pocket, or keep the house and rent it out for a couple of years until the market turns around. A master sergeant came out of pocket $15,000 in 2025 because he did not know his numbers until after the sale.

Should I sell my house or keep it as a rental when I PCS?

Either can be right. About 1 in 4 military families I work with keep the house as a rental and build a portfolio for retirement, and others sell and take the cash out for their next house. If your report date is tight, a cash offer can close in as little as 14 days.
